We accept instructions from businesses under written terms. We do not sell to consumers.

Terms of Service
What we do, in plain terms
Online Search Services is a business-to-business procurement agent. Our clients instruct us to obtain official property documents held by HM Land Registry.
We identify the correct title, place the order with the registry, pay the registry fee and deliver the document to the client. We charge the registry fee plus our service markup.
What we do not do
- We do not give legal advice or carry out conveyancing.
- We do not sell to consumers.
- We do not edit, summarise or reissue registry documents. You receive the official copy exactly as HM Land Registry issues it.
Checks on every instruction
- We confirm the title matches the address or details in the instruction before ordering.
- We check each document against the instruction before it is delivered.
- Documents go only to the email address agreed with the client.
