These Terms of Service ("Terms") govern your use of the website and services of Online Search Services Limited (Company No. 15934975, registered in England and Wales, registered office at 71-75 Shelton Street, London, WC2H 9JQ). By accessing or using our website, you agree to be bound by these Terms.
1. Services
Online Search Services Limited acts as a procurement agent for our business clients in obtaining UK property documents from HM Land Registry and other official sources. The documents we procure include but are not limited to title registers, title plans, leases, deeds, conveyances, agreements, and other documents held by HM Land Registry. Our services are intended for use by businesses ("Clients") and are not offered to consumers.
2. Engagement and Instructions
Following an initial sales enquiry, we agree the applicable commission rate with each Client in writing. Once the engagement is in place, the Client may submit document instructions to us by email, secure upload, or another agreed channel. Each instruction is subject to our acceptance, and we shall confirm the expected turnaround and indicative cost in advance for larger batches or less common document types.
3. Pricing and Payment
Our fees comprise (a) the disbursement cost of the document (typically the official fee charged by HM Land Registry or the relevant source) and (b) our agent's commission, applied as a percentage on top of that disbursement. The commission rate is agreed in writing with each Client at the start of the engagement.
Both the disbursement cost and our commission are shown as separate line items on every quote and invoice. Invoices are issued on agreed terms (typically monthly in arrears) and are payable in Pounds Sterling (GBP). There are no subscription fees, platform fees, or minimum commitments — Clients only pay for documents we successfully deliver.
4. Delivery
Documents will be delivered electronically to the email address or channel agreed with the Client. Delivery times vary depending on the type and availability of the documents requested. We shall keep the Client informed of the progress of any instruction in flight.
5. Accuracy of Information
The Client is responsible for providing accurate property details when submitting instructions. We are not liable for delays or additional disbursement costs arising from incorrect or incomplete information provided by the Client.
6. Unavailable Documents
If we are unable to procure a requested document, the Client will be notified and no commission will be charged in respect of that instruction. Where a document has been successfully delivered, both the disbursement cost and our commission are payable in full and are non-refundable.
7. Limitation of Liability
Online Search Services Limited provides documents as obtained from official sources. We do not provide legal advice and are not responsible for any decisions made based on the documents we supply. Our liability is limited to the amount paid for the specific service in question.
8. Intellectual Property
All content on this website, including text, graphics, logos, and design, is the property of Online Search Services Limited and is protected by applicable intellectual property laws. You may not reproduce, distribute, or otherwise use any content without our prior written consent.
9. Governing Law
These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
10. Changes to These Terms
We reserve the right to update or modify these Terms at any time. Any changes will be posted on this page with an updated revision date. Your continued use of our website following any changes constitutes acceptance of the updated Terms.
